Flat roofs are not completely flat. They are slightly sloped to allow for drainage, which is why they are referred to as low-slope roofs in the roofing industry. There are many excellent low-slope roofing systems available, but it is important to know the composition of your existing roof when deciding what type of roof to install. Your budget and goals are also very important.

Because a flat roof doesn’t promote fast drainage, this roofing system must be installed properly to ensure that water doesn’t pool on the surface. If moisture is allowed to sit on the surface, it can degrade the membrane and allow water to seep into the interior of the building – damaging not only the roof but anything the water comes in contact with, including equipment, drywall, inventory and more.

  • Modified bitumen. This type of asphalt roofing can be applied in both hot and cold weather. A modified bitumen flat roof can last 10 to 15 years on average.
  • Thermoplastic polyolefin (TPO). This single-ply rubber roofing system is easy to install, which makes it less expensive. It lasts between 10 and 20 years, with some heavier TPO systems lasting longer.

We also apply low-slope roof coatings which can dramatically increase the overall lifespan of your roofing system. Roof coatings fill in any gaps or holes in your roofing system, reducing the likelihood of leaks. If you opt for a reflective roof coating, it can even reduce your energy bills.
